General requirements for a professional profile

 Is familiar with the process of preparation and implementation of investment projects in real estate development.  Familiar with implementation costs for all types of real estate (in particular apartments, office and commercial space including technical building equipment and related utilities infrastructure).  Familiar with estimating costs for Bills of Quantities including budgeting in accordance with DIN 276, RICS, RTS etc. At least 5 years of professional experience; construction projects worth over CZK 0.5 billion.  Experienced in active management of construction costs (Cost Management) including cost optimisation (Value Engineering) according to international standards (see Arcadis, Gleeds, Gardiner & Theobald, etc.)  Excellent communication skills.  Organisation skills, independent, responsible, has an active approach.  Able to work in team and on their own.  Excellent knowledge of English and possibly German.  Experienced PC user, excellent knowledge of MS Office, in particular MS Excel, basic knowledge of CAD. Is familiar with specialised budgeting and cost management programmes.

Roles and responsibilities

General  Cost Management of real estate development projects and their cost optimisation (Value Engineering)  Implements standard procedures concerning the above (including participation in their development).  Collects market information regarding construction costs in the Czech market and maintains their databases for the purposes of cost estimating and planning.  Provides complex support to managers of relevant real estate development projects  Cooperates with the development, marketing and financial departments.  Drafts regular as well as ad hoc reports on the cost management of development projects (e.g. monthly or quarterly reports, reports for the Board of Directors of the mother company, Supervisory Board of the mother company etc.). Cost management of development projects  Ongoing management of costs associated with the preparation and implementation of development projects throughout all phases of the process:  drafts Project Requirements (Product Definition, Concept Design & Project Brief);  designs Project Cost Management Structure;  prepares Initial Cost Plan;  updates Cost Plans based on the gradually processed project documentation (e.g. zoning permit, building permit, tender documents etc.; implementation, final accounts);  cooperates with a project manager and other team members in order to optimise costs.  Prepares (including Bills of Quantities) and organises tenders for (sub)suppliers of construction works and supplies.  Monthly evaluation and review of (sub)supplier invoices.  Manages change process during implementation (in particular cost issues).  Inspects and discusses final accounts for works and supplies.  Collaborates in entering, monitoring and updating of project budgets. Additional tasks corresponding with the nature of the position as instructed by the manager.
