General requirements for a professional profile

* University educated – civil engineering or architecture * At least 10 years of relevant experience (independently managing preparation and implementation of high standard residential projects) * Is familiar with the process of preparation and implementation of investment projects in development including sales and marketing * Experienced in the preparation and implementation of residential projects and mixed-use development projects * Is familiar with the real estate market (especially residential sector) * Is familiar with applicable standards, regulations, and specifications applicable to design and development * Excellent communication skills * Organisation skills, independent, responsible, has an active approach * Able to work in team and on their own * Excellent knowledge of English * Experienced PC user, excellent knowledge of MS Office, basic knowledge of CAD *

Roles and responsibilities

* Manages the preparation and implementation of development projects (residential projects and mixed-use development projects) * Ongoing management of time, quality, risk and cost aspects of preparation and implementation of development projects in all stages of the process: definition of a project structure, requirements, selection, and contracts with stakeholders participating in the process * Preparation of project documents for zoning and building permit procedure, discussing of documents and obtaining of relevant valid decisions/permits * Preparation of project documents for construction and selection of suppliers, tendering for suppliers * Implementation and completion of construction, client changes, fit-outs of commercial spaces * Sale of residential units including establishment and proper functioning of owner’s association, renting of commercial spaces, project exit (coordination of the Due Diligence process) * Managing of the internal project team and of external stakeholders participating in the process (e.g., architects, construction designers, real estate agencies, legal and technical advisors etc.) * Communication and coordination with other departments and other functional units of the company and relevant stakeholders (e.g., Sales & Marketing, technical department, financial dept, internal/external legal counsel, facility management etc.) to provide for proper and timely information sharing * Ensuring timely adoption of necessary internal decisions, incl. preparation of required documentation * Preparation of regular status/progress reports for individual projects (e.g. monthly reports, reports for the board of directors and supervisory board of the mother company, etc.) * Setting up of, monitoring and updating of project budgets in the company systems *
